What To Do Before Leaving Your Florida Home for the Season

The Departure Checklist

Closing up a home takes more than turning off the lights. Here is the checklist we give our clients before they head north.

1. Water System

Turn off the main water supply to the house. This is the single most important step. If a pipe bursts and the water is off, you lose the water in the pipe. If the water is on, you lose the house. Open faucets to drain pressure after shutting off the main.

2. HVAC Settings

Set your thermostat to Cool, between 77°F and 78°F. Set the fan to "Auto" (never "On"). Replace the air filter with a fresh one so the system breathes easily while you're gone.

3. Appliances

  • Empty the refrigerator and freezer completely. Wipe them down and leave the doors propped open to prevent mold.
  • Run the dishwasher one last time and leave it open to dry.
  • Unplug small appliances (toasters, coffee makers, TVs) to protect against power surges.

4. Pests

Seal all open food in airtight containers or toss it. Close all drains (sink, tub, shower) to prevent sewer gas and bugs from coming up. Consider having your pest control company do a spray a few days before you leave.

5. Locking Up

Lock all windows and sliders. Put a dowel rod in the track of sliding doors. Notify your alarm company that you are leaving. And of course, schedule your Home Watch service to begin visits immediately.

Final Walkthrough

We offer a "Departure Service" where we come in after you leave to double-check this entire list. It's an extra layer of reassurance that you didn't forget the coffee pot or the upstairs window.
